Finding a new home is stressful. From financial pressures to home inspections to the logistics of moving, you may feel like you’re in over your head. Unless you plan to flip it, the last thing you want to do is sink your hard-earned money into a house with major problems.
First of all, if you’re looking at a home that needs a new roof, insist in the contract that the seller handle it. You need to use your savings for a down payment, not a roof! Work with a reputable, vetted home inspector and check for the following.

So what do you look for when it comes to a roof, one of the most expensive parts of a house?
Defects & staining
Take a step back and simply look at the roof. Are there missing shingles, curling, buckling, bumps, or, any other deformities? Spotting any of those issues is cause for concern. Discoloration or mold are also troubling an indicator of potentially bigger issues.
Debris & foliage
A buildup of debris sitting on a roof is not good, ever. Over time, clumps of leaves can trap moisture on your roof, weakening roofing materials, promoting the growth of mold, or at minimum, staining the shingles. Similarly, if branches are touching the roof, they can scrape and weaken shingles. Branches also provide an entry point for critters.
Ventilation
Does the roof let enough air in and out? A healthy air flow is essential for a healthy roof. ‘Nuff said!
Water flow
Make sure that the downspouts are clear of debris and moving water off of the structure and into a storm drain. Similarly, look at all of the ceilings inside the home (don’t forget to attic!) to check for current or previous leaks.
